Cyprus and investment.
Why Cyprus, how the north differs from the south and what to expect from the property market.
Southern Cyprus (the Republic of Cyprus) is a member of the European Union, uses the euro and has a legal system fully harmonised with the rest of the EU. Northern Cyprus (TRNC) is a separate territory recognised by Turkey, uses the Turkish lira and has its own legal system derived from British law. For a Czech buyer this means:
- South: higher prices, a simpler legal process for EU citizens.
- North: significantly lower prices, higher rental yields, but a need for careful legal due diligence.
We guide clients through both markets — it depends on your goal.
The short answer: yes, but not everywhere and not at any price. The gross yield on short-term rentals (Airbnb) in tourist areas ranges between 5–9 % p. a. Long-term rentals 3–5 %. Capital appreciation in prime locations grows by 4–7 % a year. What matters is choosing the right location and the right type of property — and that is what we are here for.
As an EU citizen you can stay in southern Cyprus without restrictions. For tax residency 60 days a year are enough provided the other conditions are met (the “60-day rule”). Northern Cyprus works on tourist visas with stays of up to 90 days; a longer stay requires a permit. We will advise you and arrange it all.
The buying process.
What the journey from the first consultation to the keys in your hand looks like.
From the first consultation to handing over the keys typically 2–6 months. It depends on whether you have already chosen a property or we are starting from scratch, and whether you are paying from your own funds or with a mortgage.
Not necessarily. We can arrange most of the steps for you under a power of attorney. Usually a single visit is enough — the property viewings. Everything else (contracts, the bank, the authorities) we can handle remotely.
The reservation deposit is usually €2,000–10,000, depending on the price of the property. Once the reservation agreement is signed, the property is taken off the market and due diligence begins (typically 2–4 weeks). The deposit is refundable if legal defects come to light.
Mortgage and financing.
How (and where) to finance a Cypriot property.
Yes. Cypriot banks lend to non-residents too — typically an LTV of 50–70 % for residential property, with maturity up to the age of 70. Interest rates of 3.5–5.5 % p. a. Sometimes a Czech mortgage secured against a property in Czechia works out better. We will compare both scenarios.
As standard: passport, tax returns for the last 2 years, bank statements for 6 months, proof of existing liabilities and a CV. All with a certified translation into English — which we will arrange.
Yes, and it often makes sense — especially if you plan to rent the property out or hold it as an investment. Cyprus has one of the lowest corporate tax rates in the EU (12.5 %) and a favourable tax regime for holding companies. We will recommend a structure tailored to you.
Legal and tax matters.
Taxes, contracts, ownership risk and what we watch out for on your behalf.
On purchase: stamp duty of 0.15–0.2 %, transfer fee of 3–8 % (new properties are exempt but carry 5 % VAT). While holding: municipal tax of roughly €50–250 a year, sewerage fee of roughly €50–150 a year. On sale: capital gains tax of 20 % (with a number of exemptions). All in all, Cyprus is one of the most tax-friendly countries in the EU for property owners.
In the north there are three types of title (Pre-1974 Turkish Title, TRNC Title, Exchange Title) — and only some of them are safe for a Czech buyer. Our legal team checks the history of the title, verifies that no restitution claim is looming and confirms that the building permit is valid. We never proceed without this step.

The first consultation is free and without obligation. The commission for finding and brokering a property is typically 3–6 % of the purchase price — depending on the complexity of the case. Property management from €250 a month, an airport transfer from €60. You always get a specific quote in advance, in writing.
