Chapter one · How it started
When a holiday becomes a home.
It all started on a random Monday morning in Paphos. The market, the scent of lemons, coins of sunlight resting on the asphalt — and the two of us, due to fly back to Prague the next day. Instead of the flight we booked three more nights. Then three weeks. Then a year.
We learned that Cyprus does not ask “when to leave” — it asks “why leave at all”. We started helping the first friends who were asking the same questions. Then their friends. And then came the idea to do it full time.

Everything we do passes through these four filters. When one of them creaks, we simply do not do it — no matter how much it would earn.

We never talk about anyone — clients, properties, numbers — anywhere but with you. Off-market means off-market.

Every property is checked by our legal team before it reaches you. No surprises after signing.
Humanity
We are a partner — not an agent. If a property does not fit, we will recommend you buy nothing. That is part of our job too.
Persistence
We stay with our clients after the purchase. Management, mortgage, a sale a few years later — we handle it all.

2015
The first Cyprus
A random week in Paphos that stretched into a year. We learn the island from the inside.
2018
The first buyer
We help the first friend find a villa in Argaka. Word gets around.
2021
Blažek Deals s.r.o.
We found the company. We start out with our own legal and management team.
2024
Northern Cyprus
We expand to the north. We open an office in Kyrenia.

Today
